What is the application fee?

There is a $20.00 application fee and you can apply online by clicking here.


Can I view the lease online?

YES! Our standard lease is on our web site, please click here to view. Special leases would have to be made up but contain much of the same verbiage. Please contact us for further information.


What is security deposit?

One months rent, first months rent would be prorated at time of move in and all rent due on the first of month their after.


What is your pet policy?

We welcome both cats and dogs! 30 lbs. and under. NO VICIOUS BREEDS. A $300.00 non-refundable deposit is required and $30.00 additional per month.


What is the maintenance number?

What utilities are included?

Trash removal, snow removal, lawn maintenance, INTERNET SERVICE……water, sewer and electric are tenants responsibility.


How do I pay my rent?

Invoices will be emailed out on the 25th of the month. You can pay online after you set up your bank account, mail a check or hand deliver to the office. There is a $50.00 penalty added if your rent is late. Eviction period begins after 20 days if rent is not paid.

What is your qualifying criteria?

Identification: All applicants 18 years of age and older and/or potential occupants must provide a U.S. Social Security Number or an I.T.I.N. (Individual Taxpayer Identification Number) in order for an application to be accepted for processing. All adult applicants and potential occupants must provide current photo identification (i.e. driver’s license or passport), a copy of which will be placed in the applicant’s file.

Income: Applicants must provide proof of income in the form of their most recent check stub or previous year’s tax returns if within the same company or industry. Income may be verified through the applicant’s employer. Gross monthly wages must equal 3.5 times your monthly rent. Co-Signers must qualify individually by applying the formula: gross monthly wages must equal 4.5 times the total monthly rent.

Employment: Employment history will be obtained and verified. If applicant is retired or otherwise currently unemployed, proof of ability to pay anticipated lease term will be necessary.

Credit History: All applicants and occupants over the age of 18 will be verified through a third party credit- scoring company. The decision to accept or decline the applicant for residency will be at their sole discretion. If the decision is that the application is to be ‘Declined’ or ‘Accepted with Conditions’, an adverse action letter will be provided to the applicant. Applicant may be declined, required to pay a full month’s rental deposit and/or a Co-Signer may be required.

Rental History: A rental history may be obtained. Previous residency must be verifiable. We will require that rent was paid in a timely manner, lease terms were fulfilled and residency was left in a satisfactory condition. Mortgage history may be verified via a credit report. Family members may not be used as a rental history reference.

FBI’s Most Wanted List, Multi-State Sex Offender Registry List and Criminal Background Check: All applicants and potential occupants will be run through the FBI’s Most Wanted List and the Multi-state Sex Offender Registry List. In addition, a Criminal Background check will be conducted. The Criminal Background check will search for: All felonies – whether considered as a conviction, deferred adjudication, court ordered intervention program or a pending case; All Misdemeanors that involve theft, sexual oriented crimes, drug oriented crimes, crimes against persons or property (except DWI or DWLS) whether considered as a conviction, deferred adjudicate- cation, court ordered intervention program or pending case. If search results are positive, applicant, co-signer or occupant will be automatically denied.


What are the hours for the community center?

The center is open to everyone 10:00 am- 6:00 pm. Parents are responsible for any children’s damage and must be attended. Failure to keep kids under control will result in being banned from the facility. The center may be booked for parties on a first come basis. Parties require a $50.00 cleaning deposit with FREE RENT. The outdoor exercise area, playground and pet park is open 24 hours.
